Overview
 
The project involved the construction of four 49 to 56 storey high residential blocks with basement and clubhouse. There were 864 domestic units.
 

System Formwork
 
Steel formwork was used to construct the structural walls of the building while “Mivan” aluminum formwork was used to construct the slabs, some of the bay windows and a few walls. A 4-day concreting cycle was adopted after the contractor had been familiarized with the construction technique. Speed is one of the advantages of using system formwork. The formwork can be reused for 100 times and waste is reduced. Besides a better quality of surface finish is achieved.

Precast Elements
 
Precast staircases and bay windows were adopted for this site. The cost was more or less the same as the in-situ method. The site was more tidy when compared with a site using in-situ method. A better quality of surface finishes was achieved. Both construction and finishing waste were reduced by adopting precast elements.

Hardi-Wall System
 
The HardiWall Solid Wall System is an internal non-loading bearing wall comprising light gauge galvanised steel stud framing, lined with HardiWall fibre cement sheets and filled with a proprietary lightweight concrete core mix. It is an Australian product.
 

 
The HardiWall System can provide the solid feel and sense of security traditionally associated with masonry walls. The surface finish of the wall is very smooth and flat and superior to traditional plastered walls. It has the advantage of greater ease of construction and thus increasing the speed of fit-out. There is potentially large savings in reduction of engineering dead loads as the system is approximately one third the weight of rendered masonry materials. 
 
The HardiWall System removes wet trades and the necessity to chasing services and hence decreases the generation and disposal of waste and debris.General housekeeping is also improved by removing wet trades and minimizing debris.The HardiWall system is more expensive than traditional masonry wall by 5-10%.
