Overview
 
The 4-storey building comprises a total of 24 homes of 3, 2 and 1-bedroom apartments. The 48 steel framed modules were arranged in a T-shaped configuration with a private landscaped courtyard at the rear.

Prefabricated Modules
 
The 3.6m wide modules were fully fitted out off-site at the factory with all plumbing, electrics, doors, windows, bathrooms, kitchens, and tiling pre-installed. The modules weighed up to 11 tonnes each.
 
The foundations were executed on site. The façades were clad in Western red cedar. The walkways were made of prefabricated steel and precast concrete decking, and balconies were made of steel and timber.
Construction Phases
The programme times were reduced by up to 50%.
Stage 1 – Module manufacture
48 steel framed modules were manufactured and fitted out at the factory in York, while foundations were progressed on site.
Stage 2 – Installation of modules on site
The modules were transported and craned into position on site within a few days. The roof was then installed.
Stage 3 – Access deck assembly and installation of cladding
The precast concrete walkways and the steel/timber balconies were fixed to the modules on-site, and external cladding installed. The lift and staircase towers was put in place.
Stage 4 – Completion of external works
Landscaping in the courtyard, car park and cycle storage facility were completed.
